"2014 China shopping center and chain brand cooperation development report" was released in Shanghai. The report of the China Chain Store Association, which combines DDT China, Jiuzhou vision, and Bridge organization for more than six months, shows that the growth rate of China's retail industry has continued to decline, but the shopping center still has a relatively fast development trend compared with other traditional retail channels.

Long Yongxiong, the managing partner, said that at present, there are nearly 3500 shopping centers in China. From 2014 to 2016, China accounted for 13 seats in the 20 cities with the highest shopping area in the world.

Among them, Shanghai, Chengdu and Shenzhen rank the top three, and their construction area is as high as 3 million 300 thousand square meters, 3 million 200 thousand square meters and 2 million 600 thousand square meters respectively.

According to the China shopping center industry consulting center, there will be 7000 shopping centers open in 2025.

The deputy secretary general said: "the investment and development of commercial real estate and the evolution of consumption demand have stimulated the rapid growth of shopping centers."

Most of the property developers surveyed believe that commercial real estate has more investment prospects than residential real estate. Although nearly half of the respondents agree that commercial real estate is facing structural saturation, investment risks have become apparent and investment needs structural adjustment.

In addition, the report thinks that the per capita income level of our country is more than 6000 US dollars, which promotes consumption diversification, and the consumption of experiential services such as culture and entertainment is increasing.

Shopping centers can cover most of the indoor entertainment and catering facilities, and conform to the trend of consumer demand diversification. This is also the advantage of the shopping center relative to the electronic business platform.

However, the rise of Internet and mobile sales continues to impact traditional retail businesses. In 2013, about 38% of the sales of e-commerce channels were pferred from physical channels, only 18% about two years ago.

This reflects the important role of the electricity supplier channel, and also indicates that the shopping center should intensify the integration of online and offline businesses, so as to provide consumers with the best shopping experience.

The report also shows that in the environment of macroeconomic slowdown, rent and labor costs, shopping centres in the past period of rapid growth has been concealed defects also gradually appear.

One of the severe challenges is the serious homogenization of shopping centres, and some commercial real estate development in the "blowout" period of shopping centers has led to the structural surplus of shopping centers.

The Internet is rewriting the principles of traditional retailing. In the past, our profit formula was that profit equals goods multiplied by customers, which is a linear profit creating mode, but this formula has been rewritten in the era of mobile Internet and social media.
